With Sterling Homes your journey to new home ownership is a simple, step-by-step process:

1. Scenario, budget and options
   1. Choose the Turnkey or Owner Participation approach
   2. Determine your budget based on available cash, equity, and borrowing power
   3. Choose your house type and size, along with upgrades and on-site options
2. Your building site
   1. Determine the geographic area in which you wish to build
   2. Establish your budget for land and your desired land characteristics
   3. Select your potential site or sites and check with local authorities to determine site-specific costs
   4. Make an offer on your chosen site
3. Initial deposit
   1. Estimate costs of modular home and site improvements with Sterling Homes
   2. Order necessary drawings, site plan and factory specifications
4. Contract
   1. Review and accept your drawings, site plan and factory specifications
   2. Obtain final estimates for site-specific costs and custom features
   3. Sign your contract with Sterling Homes
5. Loan and permits
   1. Forward your building contract to your lender
   2. Your lender orders appraisal and title work
   3. Close your loan, with remaining down payment to Sterling Homes
   4. Obtain underlying and building permits
6. Construction
   1. Approximately 120 days from construction start to completion
   2. Accept your certificate of occupancy and complete your final walk-through with Matt
   3. Move in to your spectacular new home
